What Charlotte houses have to deal with

Every era of house needs something different

Charlotte's older neighborhoods - Dilworth, Myers Park, Elizabeth, Plaza Midwood, Wesley Heights - are full of early 1900s bungalows and four-squares with wood siding, deep porches, columns and original trim, and anything built before 1978 may have lead paint under the newer coats. The 1970s-90s neighborhoods around SouthPark, Sharon and the east side are mostly brick with painted wood trim. And the big subdivisions of Ballantyne, Steele Creek, University City and the northwest are fiber cement and vinyl, often under an HOA with a color palette.

Humidity, pollen and red clay

Charlotte summers are long, hot and humid, so mildew and algae grow on the shaded sides of houses. Each spring pine pollen coats siding and decks, and Piedmont red clay splashes up onto the bottom of the walls. Washing all of that off is the first step of every exterior job, and the yearly pressure wash in Albert's warranty keeps it from building up again.

Charlotte painting questions

Do you work in every part of Charlotte?

Yes - from the older neighborhoods close to Uptown out to Ballantyne, Steele Creek, University City and the northwest side near Mountain Island Lake.

My house was built before 1978. What should I know?

Homes from before 1978 may have lead-based paint under newer coats. Federal EPA rules govern how anyone paid to sand, scrape or cut into those surfaces must contain and clean up the work. Mention the age of the house when you call.

Can you help with HOA color approval?

Yes. Get your HOA's approval in writing before the job is scheduled - Albert has helped customers through the process.

Do you offer a warranty?

Yes - in Albert's words, "a 5 year warranty that includes one free inspection and pressure washing per year for 5 years." He goes through it at the free estimate.
